Also, Many homeowners mistakenly believe their insurance won't cover a roof replacement if it's over a certain age. This isn't necessarily true. Even if your roof is 20 years old, if it sustains damage from a covered peril like wind or hail, your insurance company is obligated to cover the cost of repairs or replacement, minus your deductible. In Virginia, filing a wind or hail claim, often referred to as an "Act of God" claim, cannot legally result in a rate increase. These events are considered outside of your control. The primary difference with older roofs is that depreciation may be factored into the payout, and if the damage is caused by a named storm, your deductible might be higher. However, don't assume your older roof disqualifies you from coverage – if it has qualifying damage, you likely have a valid claim.
